Your duty as a landlord isn’t just limited to annual safety checks. You are also obliged to use Gas Safe Registered engineers for any new gas boilercentral heating and appliance installation or maintenance. Safety check records must be kept for a minimum of two years, and you need to give copies to tenants within 28 days.

When a new tenancy starts you should ensure gas appliances are safe and have been checked in the last year. If you are uncertain, even if a landlord gas safety inspection has been carried out within 12 months, call in a registered gas engineer in case the previous tenant left an appliance unsafe.
